Building your dream home is an exciting journey. In Karnataka, the process of house construction involves various legal, architectural, and engineering steps. Here’s a complete guide to help you understand each phase clearly:


1. Land Purchase and Legal Verification

  • Identify and purchase a plot in a legally approved layout (DC converted, BDA, BBMP, or MUDA approved).

  • Verify title deeds, encumbrance certificate, khata certificate, and zoning regulations.

  • Hire a lawyer for a thorough legal check to avoid future complications.


2. Plan and Budget Preparation

  • Finalize a realistic budget that includes design, materials, labor, permits, and contingencies.

  • Hire an architect or civil engineer to create a custom house plan based on your needs and plot dimensions.


3. Approval from Local Authorities

  • Submit your house plan to the local municipal authority (BBMP, BDA, or local panchayat) for approval.

  • Obtain:

    • Building Plan Sanction

    • Commencement Certificate

    • Borewell Permission (if required)

    • Electricity and Water Connection Approval


4. Soil Testing and Site Preparation

  • Conduct soil testing to determine the load-bearing capacity.

  • Clear the plot of debris or vegetation and mark the layout as per the approved plan.
